So close, but yet so far
I am so close to being covered on average. I still need to worry about insurance so can't retire just yet. I also want to double this so I am completely covered in case half the properties go to $hi7! :) LOL

@Jarrod Ochsenbein Flipping is an art the key is not over rehabbing like so many investors do. I like wholetaling where you put $10k to $20k in rather then $50k or more
Co-Living lender
I set up a meeting this coming Monday with a co-living lender. I'll let you know how it goes. As most of you know, co-living or rent by room is are pretty rare.

Jarrod, I have used Fernando Corona, My Remote Lender he was able to get an 8 BR 4 BA fully renovated co-living property financed at a decent rate. Let me know if you want his info he was great has a lot of resources

Fernando works hard to get these loans to the best lenders I'll be using him for all of my refinances or purchases of co-living

Since this is such a small community I am going to share my numbers from my Padsplit income. Note: This does not include my solo co-living house without Padsplit. If people want to see this kind of stuff I will share it if people find value in it. Otherwise if nobody seems interested I will stop posting numbers. I will go with the flow! :) Jarrod

I'm using Turbo Tenant it's great. I rented one of the rooms with it looking to rent the other with it. Hoping to totally take it off of Padsplit. Luckily for me I have the only Padsplit in Englewood FL so that helps. I'm not familiar with the QR code is that on the Padsplit site? I have my newest tenant paying me on the CashApp which he can use his CashApp debit card on Turbo tenant to pay. Only drawback to this is if he goes bad no automatic warnings from Padsplit. I need to create an AI Agent to manage the payments and automatic reminders. Still figuring this out on the fly but I love the co-living. Converting 2 new Bedrooms in the other SFR for $10,000 or so, need to run AC Ducts and some electric which adds up. I even have a 2 BR 1 BA that's listed for sale and if I don't get my number I'll just make it a 4 BR 1 BA co-living. Also in the process of completing a rehab on a 6 BR 3 BA in North Fort Myers, FL that I hope to fill via Turbo Tenant. Any recommendations on the new ones? Should I start with Padsplit, fill them myself if possible and keep them on Padsplit or go fully off? I know you have a property that's fully off Padsplit how is that one working out for you?
