As Central Texas braces for a record cold snap, Josie and I decided to head out to Puerto Rico for a few weeks and skip the madness. This is one of the real benefits of building a leverage-based business — not someday, but now. What I want you to hear clearly is this: everything you’re seeing me do is intentional and duplicatable. I’m not doing anything magical. I’m simply running a tight ship built on listings, systems, and leverage — and that’s exactly what I’m teaching you to do inside the Inner Circle. Already, many of you have shared that you’re experiencing a level of calm and clarity you haven’t felt in years… or ever in this business. That tells me we’re on the right track. For context, here’s what the pipeline looks like right now: • 5 new listings coming on the market within the next three weeks • 1 new build signing soon • 7 active listings currently in play That’s 13 deals in motion — and I fully expect to take additional listings while I’m overseas. The goal isn’t to work from the beach. The goal is to build a business that doesn’t require your constant presence to function. Stay focused on the process. Follow the systems. Don’t rush ahead. Hey Knolly, I hope life is treating you well today! In one of your training videos, you mention that you use Lofty as your CRM. As you know, eXp Realty provides their agents access to a free CRM of their choice, and I've been using kvCore which is now BoldTrail. Can you tell me why you prefer using Lofty and how it might be better than BoldTrail?

Knolly, how do you tag or categorize Leads and Prospects, Investors, Expireds/FSBOs, etc for easy organization and follow up?

Knolly, thank you for that information. I've begun updating my database. Fortunately I wasn't too far off the mark. Could you expand a bit more on this? I am trying to stay focused on follow up and not let opportunities fall through the cracks. I would define these as follows: Drips - an automated email with new or updated listings Reminders - reminders about important dates or appointments??? Campaigns - monthly newsletter, postcards, etc Is your system fully automated? I want to organize for action, so still a little uncertain on the "what to do next" part. "4️⃣ Follow-Up System (WHEN they get touched) I don’t “remember” to follow up — the system does it for me. Every contact is on: - A drip - A reminder - Or a campaign If they’re not in a system, they don’t exist. Big mindset shift: I don’t organize for information — I organize for action."
Door Knocking Expired Listings
Hi Knolly, I've been working with LandVoice for about a month with limited success. I have had a few conversations but the vast majority of numbers are all DNC. I'm thinking of door knocking these expireds within my local ZIP codes, and bringing along my new book. I did some door knocking last year around a few listings and had an overall excellent response. Any advice on this approach? Anything that could increase the conversion rate?

Real Question for Agents: More Closings… or More Money?
Hey team — I’d love your input on this. Which promise do you feel is most appealing to real estate agents? • Earning an additional $75K in commissions (assuming an average $5K per closing) • Adding 10–15 more closings per year • Or an offer framed around “Prospecting That Doesn’t Suck” — no cold calling, no chasing online paid leads Essentially, I’m trying to understand what resonates more: the income outcome, the transaction count, or the prospecting experience itself. Would love your honest feedback.

I would say the INCOME resonates more. The number of closings doesn't matter so much.
