Instant Impression One-Sheet (Stop Selling, Start Being Chosen)
Let's discuss how to become the CHOSEN agent of choice. I’m training today on something I call the Instant Impression One-Sheet. This is a continuation of the previous 20-minute training video, where I discussed leading with "purpose" as an agent. [Excuse the dim quality] This is a simple 8.5 × 11 that I use in a few different ways: - buyer consultations - listing appointments - pre-listing packets - or mailed bimonthly to your Cool 300 in a manila folder The purpose of this one sheet is simple: to help you articulate your character, credibility, and commitment — without selling. This tool supports my bigger theme of building a purpose-centric business, not a sales-centric one. Here’s how it works. Side One = Character - On this side, you share your mission or personal story. This humanizes you and showcases who you are, not just what you do. On that same side, you also show: - a real closing - a testimonial This side answers the question: “Can I trust you as a person?” Side Two = Credibility + Commitment This is where most agents stop short. On this side, you clearly state three personal promises — promises that actually relate to who you are. If you fail at any point, you give the client $100 on the spot (or whatever amount you’re comfortable with). For example: Imagine a promise where you always show up on time. If you’re late, you give them $100 on the spot. You could even show up two minutes late on purpose once — hand them the money — and watch their jaw drop. The money isn’t the point. The point is that you instantly become: - memorable - trustworthy - their agent of choice - and the agent they refer There’s also a natural level of reciprocity created. On my one sheet, I also include specific performance guarantees, such as: - You will save at least $5,000 off the home you purchase, or I will give you $1,000 at closing. - This will be the best selling experience you’ve ever had, or I will give you $1,000 at closing.

As Central Texas braces for a record cold snap, Josie and I decided to head out to Puerto Rico for a few weeks and skip the madness. This is one of the real benefits of building a leverage-based business — not someday, but now. What I want you to hear clearly is this: everything you’re seeing me do is intentional and duplicatable. I’m not doing anything magical. I’m simply running a tight ship built on listings, systems, and leverage — and that’s exactly what I’m teaching you to do inside the Inner Circle. Why Most People Get Generic Results from ChatGPT (and Why I Don’t)
One thing that has to be understood when people ask me about how I use ChatGPT for business decisions, systems, or strategy is this: 👉 Your ChatGPT has to be trained. I didn’t just “start prompting.” I spent months and months training mine—intentionally. I’ve uploaded: - Over 1,000 pages of my own writing - Dozens of recorded videos - Hundreds of emails - Live lecture recordings - My DISC, Genius, and personality profiles Why? Because ChatGPT doesn’t just need to know what you want - it needs to understand who you are. How you think How you communicate in writing vs. live How you speak to one person vs. an audience How you make decisions What drains you vs. what energizes you Once that foundation is built, everything changes. Now when I ask questions, the responses are: - Aligned with my personality - Consistent with my philosophy - Grounded in my actual goals - Authentic to how I operate in the real world That’s why the recommendations I get aren’t generic.They’re personalized, practical, and usable. The key isn’t the prompt. The key is identity alignment. Train ChatGPT to understand you at a deep level first — then use it as a thinking partner, not a magic wand. That’s when it becomes powerful. 🤠🙏🏽

@Jason Pockrandt I have one with both ChatGPT and Claude. And honestly, the pro plan is the problem. I've used ChatGPT for so many various things, and now it can't help but recall so many random things from various threads. I may have to just create a new account and actually start training it from the start with more intention.

@Knolly Williams Lol yeah I know it's not "biased", not technically anyways. It's technology after all. I was just being silly lol. It's just that it will reference things that have nothing to do with what I'm asking. But yes, I've conditioned it poorly, which is why I'm considering restarting. ChatGPT brings me great value and has for some time. But I won't make any changes until I'm actually committed to a specific path. And then I'll see how it performs for me then.
