Introduction
Hi I am Miriam , new to this community . I lived in East Sussex , had served at the NHS for more than 2 decades until I can no longer work following Long Covid . I have to pivot . Luckily I’ve found this amazing advert by Liam Ryan AFL and his property teams , likely are well diverse and very good mentors , so I and my son Vince dive into the property boot camp . I will be doing deal sourcing , BRRR and HMOs . I would be looking for private investor, and fundings to do my first BRRR.

How to Build Credibility in Property Even If You’re New
One of the biggest myths in property is that you need years of experience or a big portfolio before people take you seriously. The truth is, credibility doesn’t come from how many deals you’ve done, it comes from how you show up. If you speak clearly, understand your numbers, and communicate professionally, people will treat you differently straight away. Credibility is built through preparation and consistency. When you know your area, understand the local rents and values, and can explain a deal simply and confidently, it shows you’ve done the work. Following through on what you say you’ll do, being organized, and communicating properly with agents, investors, and partners goes a long way. Many experienced investors started with zero deals, but they built trust by being reliable and transparent from day one. People don’t expect you to know everything when you’re new. What they look for is honesty, effort, and a willingness to learn. If you stay curious, keep improving, and surround yourself with the right people, your credibility will grow naturally over time.
