I’ve been digging deep into the EB-5 visa program, and it’s clear the opportunity is massive, but so are the risks. Background checks are intense, scams are still out there, and delays are frustrating. At the same time, reforms and transparent projects like Leander Springs show it can be done right. Personally, I think too many people underestimate the risk of fraud from fake regional centers and bad agents. Curious, if you were considering EB-5, which risk would concern you most: fraud, delays, or compliance?

What do you think about the October 2025 visa bulletin?
I just read through the October 2025 Visa Bulletin, and wow, it really puts things into perspective. EB-2 for India is back to 2013, EB-3 is still stuck, and China faces years of delays. Meanwhile, EB-5 Set-Aside categories are current for everyone. Some people are calling EB-5 the new “fast track” to a green card. As someone who works with tech professionals and entrepreneurs, I can see how this changes career, family, and investment decisions. How do you all feel about EB-5 becoming the fastest path forward? Would you consider it, or wait out the EB-2/EB-3 backlog?

I’ve been diving deep into the EB-5 Immigrant Investor Program, and one thing keeps coming up, the fear of fraud. Even though cases are statistically rare (<1%), the impact is brutal. Families have lost millions, residency hopes, and years of waiting. From Vermont’s $200M scandal to fake projects in California, it’s clear the stakes are massive. Fraudsters know how to exploit urgency: “guaranteed” returns, fast timelines, no audits. The only real defense is due diligence, treating EB-5 like a high-stakes venture capital deal. Verify, audit, and hire the right legal experts. For those of you who’ve looked at or invested in EB-5, do you think fraud prevention should be the #1 priority, or is it overblown?

Fraud makes headlines, but it’s not the most common EB-5 risk. Less than 1% of cases involve it (GAO data). The bigger killers are delays and weak project compliance. Still, you’re right, as you should treat EB-5 like a venture deal: demand transparency, and verify everything. Fraud prevention matters, but pair it with compliance + backlog awareness if you want real protection.
