ICE detained a tenant
So this is definitely a first, but one of my tenants got detained by ice. He was released, and wants to rent an apartment again. He was in good standing when this happened, and the lease got cut short. Has anyone been in this situation?

Halfway through 2025
We are halfway though the year. Lots of people will be posting and pressuring that we haven’t done enough. But I would like to take the time to ask what have you kept constant and consistent this year? For me, I started out trying to do too much online, and then dialed it back to being more focused and checking in more qualitatively instead of randomly. Also, closing in on my 1500th lease. What should I don when I hit that number?

@Dennis Diaz in landlording it’s the little things that get higher rents and better tenants. It’s also about asking the right questions to weed out the right people and also get people on the fence to ge them to apply and become tenants!
Do you have Section 8 tenants?
I just got done with the most tedious inspector I’ve ever worked with for section 8. This was the third time he came back because the unit failed the two previous times. The unit is in an apartment building and the reasons it failed were because there was a cracked tile on the entryway of the building, there was no gfci under the sink for the garbage disposal, and the boiler expansion tank had a small leak. Got those all fixed and it finally passed today. So the downside is that this unit was held for six weeks because the housing Authority is quite slow to schedule inspections plus the reinspections. Plus, they give you a 2 hour scheduling window, so I also wasted an hour just waiting for the inspector to come. The upside is that the rent is guaranteed and they’re paying market rent. How is your experience with section 8?

@Dennis Diaz to be honest 50% are really quiet and peaceful and clean and keep to themselves. 40% are ok but not perfect tenants. Then 10% are bad apples and don’t keep the places tidy, play loud music and invite other riff raff into the property. They give the impression that all Section 8 tenants are bad apples.
Just Curious ....
I know that in Los Angeles the laws there regarding rental properties is brutal, they are "tenant friendly". Which mean the tenant, if they violate or do not pay rent can be a very challenging position for the property manger and owner. A very lengthy and "loosing proposition" for the owner of the property. I hope you do not mind me asking a few questions. I am now in a different state, Texas. But I am hopeful you could give me some insights. What would you say is the three most frustrating problem areas you have to deal with? have you found a work around it? And, just for fun, if you had a magic wand - what is the problem-free version that you see. I am sorry if this was too much to ask. As a landlord and property manager I am curious to validate and learn from your experience.

I’ll start with the ‘magic wand’ version. Ideally, you post the property at the highest achievable rent and it rents immediately with a tenant that has a perfect credit score. They never complain about anything because you showed them everything in the property and how it works (see the module on ‘Move-in Mastery [which I’ll be condensing]). They pay the rent on time online each month because they are saving to eventually buy a house (aka they have reserves in case they lose a job etc). They even pay for a house cleaner and gardener! My biggest headaches stem from the tenants that need a lot of handholding. They usually rent the cheaper units. And they just don’t know the process so they ask you every time there’s a little problem. It’s kind of like renting to a 10 year-old. So those people really need to know the exact process when it comes to any requests. I have to tell them to email instead of calling me all the time.
