I just got done with the most tedious inspector I’ve ever worked with for section 8. This was the third time he came back because the unit failed the two previous times. The unit is in an apartment building and the reasons it failed were because there was a cracked tile on the entryway of the building, there was no gfci under the sink for the garbage disposal, and the boiler expansion tank had a small leak. Got those all fixed and it finally passed today. So the downside is that this unit was held for six weeks because the housing Authority is quite slow to schedule inspections plus the reinspections. Plus, they give you a 2 hour scheduling window, so I also wasted an hour just waiting for the inspector to come. The upside is that the rent is guaranteed and they’re paying market rent.
