What an awesome three days I had! It was exhausting but very interesting and informative. Since returning home I am feeling so energised I am still buzzing from last week! Looking forward to what is coming next as i move forward in this season of change.
What I’d Focus on If I Was Starting Property From Zero Today
If I were starting again with no experience, no portfolio, no contacts, I wouldn’t chase every strategy or try to look busy. I’d strip it right back. First, I’d focus on education with intent. Not consuming everything… but learning one strategy properly.. how it works, where it works, and why it works. Then I’d lock in one location. Know the rents. Know the demand. Know the numbers so well that deals start to look obvious instead of confusing. Next, I’d master the numbers. If you can’t quickly tell whether a deal stacks, confidence never shows up. The numbers remove emotion and guesswork. I’d also spend time building credibility, not clout. Speaking clearly, following through, and doing what I say I’ll do, even before I own anything. And lastly, I’d get around the right people. Not the loudest voices, but people actually doing deals, asking better questions, and sharing real lessons. Property doesn’t reward the busiest person. It rewards the prepared one. If you were starting from zero today, what would you focus on first? 👇

Yes, consumers will feel pressure. BUT… - There are strong capital allowances for those building real businesses. - The government wants fast-growing companies to scale — and money will flow into those who innovate. This is where entrepreneurs win. The average person will freeze. The community here will take action. 🔹 Investing – The Squeeze Is Real, but Strategy Beats Fear ISAs shrinking. Dividend taxes rising. Savings becoming less attractive. The middle class is being squeezed tighter than ever and honestly, the government isn’t helping them stay afloat. But here’s the truth: 👉 We don’t rely on the government to build wealth. 👉 We rely on strategy, education, and execution. The smart money will leave the sidelines and move into assets with real returns. 🔹 Property – Pressure on Landlords… But Look at What the Big Players Are Doing Higher taxes on rental income. Visitor levies on short lets. More heat on “asset wealth.” A lot of landlords are panicking. But look around… 🏦 BlackRock is still buying property. 🏦 Lloyds is still expanding their housing portfolios. 🏦 Institutional investors are doubling down while everyone else moans. Why? Because despite tax changes, property remains: ✔️ A hedge against inflation ✔️ A long-term wealth vehicle ✔️ A cash-flow machine when done properly ✔️ An asset class with REAL value, not paper promises If the big boys are deploying cash… that tells you everything. 🔑 Key Takeaway

@Liam J Ryan Hi Liam, i've found a commercial property which i would like to purchase to rent out initially with the intentions to modify it later once i have raised enough funds. I may need a SIPP IFA specialist to help me use some of my pension pot to do this. Alternatively get advice on how i could get a commercial mortgage without having to use my pension. Any suggestions are welcome!
