@Trevv Colson -- Lubbock is a super underrated market in my opinion. You have texas tech which is a HUGE school. And then also a massive medical presence. And finally super cheap housing prices. Those 3 make Lubbock very interesting.

@Emily Fournier @Trevv Colson -- I'm noticing that comps with a POOL have WAYYYY more upside than the typical comps in this area. So pool is a massive uplift in revenue. If a pool is not added then I would look at the 75th percentile and try and deck it out with other interesting amenities. I'm seeing about $77K in potential which is still not bad for this price point.

Introduction
Hey y'all! I'm April Miller and new to the group like a few others came across it on No Vacancy The Podcast. I'm based in Chincoteague, VA and currently work on Stage 4 | Optimizing Current Properties. My 90-day Goal is to help create systems and processes that streamline my business, increase revenue, and free up my time so I feel like I have to ability to leave the island. The biggest thing holding me back currently is myself. I'm a control freak and I (irrationally) believe that if I don't do the task, it won't be done correctly (down to wiping counter tops). @April Miller Haha I totally understand that. Here's the full revenue range of potential we're seeing for this property. This information is fed from our Comps dashboard which pulls all comps within a 5 mile radius and give us a projected range of revenue. It's like Airdna on steroids
