Ideas needed structure, funding.?
I've got a few I'm interested in doing figures stack, but looking for help with a few things. Also a old farm, with acreage and buildings, and also hmo, the owner was going to lend deposit, but solicitors down this end doesn't like that?? Any thoughts as figures look good on all of them. So I got some good contacts 90%. If your going to live in it. What's your ideas šŸ’”

@Ethan Clarke I found 100 funding but he said no planning apps but I don't like the horrible 5 bed house they suggested, they want to demolish the pretty cottage. I don't, permission is already granted on the out buildings. Why did he not look properly. House could rent up to 150,000 per year, and units each can make up to 28,000 per year each. I would just apply for the five bed to be sited somewhere discrete, renting that out to larger family. Holiday let's. The house would not take long to do. Help please, I used to manage 7 acres on my own, now I could have someone to help, and offer fishing weekends

Sorry I had been frozen out due to scammers, compromised both phones, accounts frozen for 4 months. Very stressful
Lessons Learned From Deals That Didn’t Go to Plan
The real education most people skip talking about. Everyone loves to talk about the wins, the completed projects, the refinance cheques, the strong returns. But some of the most valuable lessons in property come from the deals that didn’t go to plan. The refurb that ran over budget. The buyer who pulled out. The valuation that came in lower than expected. Those moments don’t feel good… but they teach you more than the smooth ones ever will. When a deal goes wrong, it forces you to tighten your due diligence, improve your communication, and stress-test your numbers properly. You learn to build in contingencies. You learn to expect delays instead of being shocked by them. You learn that profit is made in the buying but protected in the planning. Experience isn’t just about how many deals you’ve done; it’s about how many challenges you’ve navigated. The truth is, setbacks are part of the journey. The investors who build long-term portfolios aren’t the ones who avoid problems, they’re the ones who respond well to them. Every deal that doesn’t go to plan carries a lesson that strengthens the next one. So here’s the question when something goes wrong, do you see it as proof you shouldn’t be doing this… or as training for the level you’re stepping into? šŸ‘‡

An important deal fell on its knees today, had a crap Friday too, thank god its sunny is all I can say. I try to think there's something better around the corner, but there has got to put a point onto all this.

Commercial Conversions Event
I’m excited to invite you to our Brand New Live Training – The Commercial Conversions Conference. If you’ve been looking for a strategy that can genuinely accelerate your results, this is one you need to understand. I’ll be breaking down how you can build a 7-figure commercial conversion portfolio… without DIY skills, without industry experience, and without using a penny of your own money. We’ll cover how anyone can generate 5 or even 6 figure profits from a single deal, why so many investors are moving away from traditional buy-to-let (and why one solid commercial conversion can outperform five BTLs), and the recent government changes opening the door for brand new investors. I’ll also walk you through the simple formula to fund, flip or fill these projects using other people’s money, and why this strategy gives you a true ā€œblank canvasā€ whether you’re experienced or just getting started. If you’re serious about scaling in 2026, this could be the shift. Saturday, 28th February | 10:00am | Live & Online Secure your place here: https://www.commercialconversionconference.co.uk/optin1706875348555 Let me know below if you’ll be joining us šŸ‘‡
