Yes, a good layout of wholesaling....action is the key. Marketing and finding a deal is the focus point. Just do it!

Your cash buyers or a hard money lender or transactional funders should be able to provide you with EMD for your deal

@John Dummett That's why you need to have your cash buyers lined up first with their buy box and funding. You should be able to borrow $100 from a friend or relative or get a part time job. You have contract to state $100 initial EMD and an additional EMD amount deposited after inspection contingency approval.
Proof of funds letter?
Can anyone help me out with finding out how to get a proof of funds letter for when I am making a offer on a property to get under contract so I can move forward with trying to JV or wholesale on my own? I have a buyers list of about 2000 people from the Real Estate group I’m in here in Skool. I know the property will sell I just need to get past the whole proof of funds thing

Yes, you need to get all your ducks in a row and your business process set up...if you don't have your stuff together as a real estate professional, then sellers will not take you seriously.
