Proof of funds letter?
Can anyone help me out with finding out how to get a proof of funds letter for when I am making a offer on a property to get under contract so I can move forward with trying to JV or wholesale on my own? I have a buyers list of about 2000 people from the Real Estate group I’m in here in Skool. I know the property will sell I just need to get past the whole proof of funds thing

@Larry Niskey How do I know which cash buyer to get there POF if I haven’t even told any of them about a contract? Do cash buyers all give you proof of funds to keep on file? Are they giving POF for PSAs that have not even been written yet? I am not understanding that part of the answer

@Larry Niskey I think you are missing my question about your reply. You said to get proof of funds from my cash buyer or a transactional lender. And my question is. If I am on Xleads looking for leads and I find a property. I then make an appointment to go check it out and make an offer. I have 10 possible buyers that would be interested in the property because it fits their buy box. You’re saying I should get POF from my cash buyer prior to me going to the appointment. At this point in the process I’m not sure which cash buyer would take the deal nor the offer I would make. When I make the offer and the seller asks for POF what do I say? Give me a few days? This is why I asked do you POF on file for all your cash buyers? And if I make an offer on a house off MLS FSBO and they ask for proof. How would I handle that? I’m sure people are making offers on 200k properties and they don’t have 200k to show for it in their account. I have cash buyers. I am also a member of The Freedom Accelerator Group. It’s a group that buys and sells with owner financing on CFD.
