Update on Smoking in Home Rule Violation
Happy Friday, After much discussion with my husband, we decided to communicate in a direct way with the family regarding the rule violation. We would prefer to keep their current term, which is through September 30, if possible. So, I sent my guests the following message: Hi (guest name), I hope you and your family are doing well and have a good weekend ahead. While we were at the house addressing the water heater issue, we noticed a strong smoke odor inside the home as well as smoking-related items in the garage. As outlined in the house rules, smoking of any kind is not permitted anywhere inside the home or in the garage. We put a great deal of time and care into preparing the home so that it is clean, comfortable, and free of smoke odors for our guests. Unfortunately, smoke odors can be difficult and costly to remove and can affect future guests. Please confirm that you are familiar with the no-smoking policy and that there will be no smoking inside the home or garage for the remainder of your stay. Thank you for your understanding and cooperation. Respectfully, Rebecca and Family This was his response: We are aware of the policies as outlined and will contain smoking to backyard patio. We have been burning incense (with use of the incense holder) in the garage for the odor from the garbage. Also burning mosquito/fly repellent in the back and garage since Jace is highly allergic. We sweep any ashes they may create. We respect your concern. This is satisfactory to me so we'll see how it goes. Praying they follow through with what they have stated.

Introduction
Hi everyone! Excited to be a part of this community. My name is Aaron. My family lives in Denver, Colorado but we are contemplating a move out of state in the near future. I want to hold onto my current residence and turn it into a MTR and came across this community and this strategy and I'm very interested in this as a strategy for me and my family. Not ready to rent out the house right now but here to make as many connections and learn as much as I can so that I'm ready to go when the opportunity presents itself. Outside of the blueprint course, where should I start? Anyone have any success with this strategy in Denver? Thanks all!!!

Hi Aaron, We have transitioned our primary residence into iMTR and had it rented within 2 weeks of marketing. I highly recommend this community and the paid course. Start now, get in on the calls, follow the blueprint, and start preparing your home now. It's totally worth it.

Water heater is out at my iMTR!!
My tenant informed me about an hour ago that the water in the house has not been heating since yesterday. This is really disappointing and we want to take care of it right away. We have a home warranty in place and the company we were assigned to is not even available to talk with us to schedule until Monday. We don't know how quickly we can get on their schedule so we could be looking at the water being out for 4 days to a week. Obviously we need to offer to put them up in a hotel right? So here are my questions. 1. If I pay for the hotel with a credit card, how can I ensure I'm not held responsible for damages. 2. What should I do for the inconvenience to my guests? Thanks! Rebecca

Y’all, my light gas and water company shut off my gas, along with 150 other people, and DID NOT tell any of us. 😡 We figured it out on our own and confirmed with some neighbors. Called the company and they are there now turning it back on and lighting the pilot. First of all, thank goodness it was an easy fix. Secondly, it could have been fixed Friday had they bothered to let us know, which they were supposed to do. Thirdly, I’ll be sending them a bill for my expenses. Highly doubt that will get me reimbursed but it should make a point.

I offered to put my guests up in a hotel while all this was going on and they declined. We gave them a couple hundred $ in gift cards for the inconvenience.
