I’ve had that happen sooooo many times and unfortunately had to learn the hard way by losing out on deals, losing the keys, having to change the locks and get new lock boxes. The biggest difference is Here in Baltimore we have a shit ton of boarded up properties so lockboxes aren’t technically needed, unless you’re going to more desirable areas. Most of the investors I’ve done business with here were attracted by the close proximity these properties were to downtown Baltimore, they’re cheaper, it’s a blank canvas and since the city already has plans to redevelop in those areas they’re getting in early before things get too expensive and they can just ride the wave of appreciation as the ARV rises and that’s typically who we catered to. So what I did to combat squatters and stolen keys (if the house had a door) was I hired a contractor in need of work who would meet with the buyer, this way the buyer could get a semi scope of work while viewing the property with a knowledgeable contractor who would then get the job. On my end it would ensure the house is secured after each person tours it, make working with me a resource and show that I want everyone to win despite the issues I’d run into. Having a showing is SOOOO much easier and effective because it cuts down on the back and forth, chasing offers, and loss of keys. One showing and then boom let the offers come in. Buyers are everywhere!
Fun experience today! Just went to check the mail with my dad, on the way my dad stopped to ask our neighbor whose a contractor and remodel guy about some renovation work if he can do for us. Turns out this man now became my buyer as he’s a flipper and he’s also a high quality remodel dude who helps other investors with flips. His work is real high quality and turns out he’s buying flips all over dfw at 70-75% arv. Just simple convos make a big thing. Only thing I was asked lately by everyone is a business card or blinq which Im going to make asap. Keep those things ready!
