Inheriting Land-How to save on taxes
We’re likely going to inherit a partial interest in a piece of land in the next few months. It’s currently shared on the deed with a relative, and we’ll stay co-owners for now. I want to make sure this doesn’t turn into a financial headache. The relative has paid the property taxes for years and previously allowed logging, which only brought in about $10k and covered a few years of taxes—not a great return. The land is currently assessed pretty low because there’s no official road access. I’d need to look into getting an easement, but I don’t know how that might affect the assessed value or trigger a reassessment. I’ve never owned raw land before, so I’m not even sure what questions I should be asking. Are there smart tax strategies, cost-saving moves, or common mistakes I should be aware of? Long term, I’d love to develop it once we can buy out the relative, but for now I just want to manage it wisely. Any insights from those with experience would be really appreciated.

@Ryan Bakke, CPA Curious… Would establishing an LLC be wise? Liability protection given that the land is/has been used for logging?

Hi everyone! I’m Ana Carolina 👋🏼 joining from Denver, CO. I'm juggling a dual career in corporate America and Real Estate Agent... I'm entering my second year of building my real estate business on the side. I’m also a mom to 3... raising 2 neurodivergent kiddos, which is a big reason why I’m so focused on being intentional with money and long-term planning. 🐋 Why do I want to save money on taxes? Not just to “save money,” but to create more breathing room. Less going to taxes means more going toward my family, paying down debt, reinvesting, and building real financial freedom. 🐙 Where am I right now? I’m in build mode. Learning how to structure real estate the right way and shifting from side-hustle thinking into treating it like a real business. 🏖️ Biggest challenge right now? Getting my systems, cash flow, and tax strategy dialed in. Once that’s solid, everything else gets easier and less overwhelming. Really glad to be here and learn with you all 🙌

Good afternoon everyone, I’m Mario 🙋🏻‍♂️ 34 year old just out here chasing goals one day at a time. #KnowledgeisPower - Why do I want to start saving money on taxes? For me, It’s taking things to the next level. Learning and gaining more knowledge to then be able to implement to my day to day life, continuing to chase after my goals, and ultimately financial freedom. - Where am I right now in my journey? Currently renting, but I do have and own 1 home since converted into a LTR. Currently in the process of a tenant I’ve had since 08/2024, finishing their last month with me so I’ll be either filing the home again, or possibly converting the home to a possible STR. 🤷🏻‍♂️ We shall see soon! I locked in a 2.75% interest rate on my mortgage loan so I have absolute no rush or interest in paying it off. - What’s my #1 challenge right now? I feel perhaps if I did not have to be so hands on with this current project, finding the tenants, screening them, and getting it filled again would be THE domino that would make things better again and I would be able to refocus my time and energy towards other goals or hobbies I have. But I also do know I need to decide which option may be a better fit for me and the rental home. Hopefully I will determine that in the next few weeks to come.
