How a good relationship can save a deal!!!!! I had a Wholseller reach out to me today for emd funding. It needed to be funded today!! In less than 2 hrs we had contracts signed and funded!! It is always helpful when you have worked with someone in the past and know how they will perform.  But having a lender who will execute exactly as they say makes all the difference in the world. Doing as you say and helping the borrower get everything across the Finnish line with Title( as it refers to funding) will keep your borrower coming back with more deals.!!! This deal was far from easy. The owner lived in a completely different state and hadn’t seen the property or spoken to the tenant in over 20 years. She had no contact information for the tenant and didn’t even know if he was still living there. When I first arrived at the property, no one was home. The house looked almost completely vacant and was locked up. Instead of giving up, I started knocking on doors around the neighborhood until I finally tracked down the tenant’s contact information. Turns out, the tenant was a genuinely great guy. He was open, cooperative, walked me through the property, and even allowed me to install a lockbox to move the deal forward. Lesson: If there’s a will, there’s always a way. Thirty days later — deal closed and $20,000 profit. No excuses. Just persistence. Keep going. Your next deal might be one conversation away. 🔑🔥
