First big win!!
We just received are first long term guest from Airbnb! The gentleman was in love with our property and selected to stay for two months. Thanks to the Vetted Homes model we were able to properly furnish our home to accommodate the needs of or guests. We appreciate the all the guidance and support everyone in the Vetted Homes community offers.

@Anwar Dungy we do block off our calendars in the event the current renter extends. We usually touch base with them two weeks prior to them vacating to check in their needs! If they don’t need to extend, then we open the calendar up again. ❤️
Oopsie! What would you gift for an oopsie at your place?
The hot and cold water are reversed in one of our showers and I completely forgot to mention it to our guests. I reached out to them to ask how their stay was going and they said they couldn't get the hot water to work in said shower. I apologized and let them know to switch to C for hot. I also updated on the house info provided online. What would you do for them to make up for the inconvenience? I thought about maybe a gift card to a nearby burger place... Also, our neighbors in the cove always go big for Independence Day and they will be shooting off fireworks. Should we provide some camp chairs for them to be able to participate if they want to or just let them know that it's happening in case they want to watch or join in the fun. Thanks for your tips!

We also text Starbucks gift cards super easy and should be sufficient with an apology and they are usually super thankful!!
Pricing: ALE vs agent leads??
New to the community! I have fully furnished rentals near Richmond VA where I’m a real estate agent. Looking for guidance on how to price on platforms such as ALE versus responding to a 3rd party solutions specialist. I want to maximize my return :) and have the ability to manage the process myself.

@Inge Hooker Yes, we get a good amount of bookings from Airbnb. A few years ago, we didn't get nearly as many through Airbnb, but it has increased significantly over the last two years. That's why it's important for us to be on Airbnb we also get quite a bit from Furnished Finder, and we generate direct bookings through the connections we've built over the years. I'm glad you have the list on the iMTR blueprint it's important to be on all of those platforms as well! <3
AirBnB booking, now what?
First booking is secured through AirBnB. Are we not doing a lease even though it’s ALE or should their rep be sending me a lease to use? Booking starts Sunday. Thank you Vetted Homes fam!

No lease needed when it’s booked on Airbnb but you can leave a note at the house with your phone number letting them know if they need to extend they can do it directly if they prefer. If not staying on Airbnb is great too!
