RAMs REO
Good Morning, I intend to bring this question to the Open Office Today. But I'll also ask it here. There is currently a RAMs tape (115983) that has REOs on it. What are some considerations for bidding on REOs? How does it work? What do we base the bids on? I've only purchased performing 1st liens in the past so I'm ignorant about bidding on REOs, but I see a few REOs in Minnesota and since I'm located in Minneapolis, these are of interest. tia

I'm an agent certified in REO, but don't do much in that space b/c i find agents are at the mercy of asset managers. but just to echo Bill, with REO you're buying a property not a note. if there is something such as an REO note, I've never heard of it (but would love for someone to educate me). if you're considering REO properties, might as well look at foreclosures as well. Unlike REO's where you can probably get a tour... with foreclosures, you'll have to get a bit more creative to see the inside.

walking a mortgage
i just finished a 2-day workshop with pete fortunato where he taught some sophisticated real estate concepts pertaining to real property and notes. he did transactions where he "walked" notes from one property to another. it sounded something like the portable mortgage the govt is considering. i have a book from the class, so I'll have to review the paperwork for this transaction to try to understand how he made it work. but has anyone ever heard of (or did) this before? In sum, he moved a mortgage from one house to another to continue paying the same note even though it was associated with different properties.

hey everyone.... my name is kareem and i live in the dmv area. I'm a full-time real estate investor (... and agent licensed in dc, md, and va) seeking to get out of landlording and into notes. some of my rentals will be my first notes in 2026, when i sell on owner financing. i learned about notes from creative investors in my region doing cfds, wraps, subtos, and etc. they thought me being the bank is the way to go. i plan to keep some rentals for depreciation, but build my self-directed accounts (HSA and Roth IRA) with notes. when i get the whole taxes and notes thing figured out, I'll give up my real estate professional status to be 100% in notes. Excited to jump into junior NPLs, particularly those in my region.
