@Robert Hytha Totally agree — chattel paper definitely sits in a different risk bucket than something tied to land and improvements. I’m not going to pretend I’m the expert on pricing this type of portfolio. If you’re open to it, I can share the spreadsheet sent to me — it has all the balances, terms, LTVs, and payment histories. I’d actually appreciate your take on where you think this type of paper typically trades. Happy to send it over.

Entry Level Matchmaker
Hey guys I'm just starting out as an entry level introduction (2%) matchmaker. I'm leveraging an escrow/title attorney that I've sourced high cap rate assets to in the past. He regularly sees newly created notes, seller-finance deals, carryback seconds, wrap notes, and sub-creative transactions. @Kareem Aaron Thanks. I was just looking at it and I think I hit every field. I think I'm going to target the seller finance space because I'm direct with a lender that funds Morby/Stack methods and I have a transactional coordinator that specializes in creative transactions. I'm going to work with what I got and work on what I don't have. Happy Holidays
