Getting licensed as a Realtor is a big win for me on RE investing journey.
Real Estate License
The ones licensed , how has having the license helped you to begin your investing journey ?! I hear several opinions about that , often considered the license a liability if you act as a buyer in a transaction ?! Also , others saying you have more control on the deal if you are licensed and more of the negotiation power/credibility(you can give up your commission if you are interested in the property and the seller's agent has more motivation, cause he/she can earn the commission on both sides?!) Can I get some Pro and Cons ?! What's YOUR experience with that ?! I , personally, believe , it's a helpful tool and if you are ready to put the time in , especially when starting with limited funds , it's only beneficial?! Also , you can put offers right away , once a deal pops-up on the market , without depending on other agents?!

Hi Henry, I got my real estate license because I believe it would be helpful in finding off market deals as well as giving me credibility. I have access to the MLS for pocket listings, so I don't have to worry about partnering up with a Realtor, other than sharing information about properties. As for selling, if I own the property, I have to disclose that I'm a licensed Realtor. I don't have any pros or cons at the moment since I'm just getting started but I'll update the group.

- Hi, Iโ€™m Jon B. I live in Phoenix, AZ. - I currently have 0 rentals and want to have at least 1-2 rentals by this time next year. - My 3 biggest challenges with RE investing right now are knowing how and where to find properties, underwriting to make sure it's a good deal, and financing with minimal money out of my pocket. - For fun I like to ride motorcycles. - Something I'm currently obsessed with is learning all I can about real estate investing.
