@Gordon Ballantyne The community I live in has 2-3 models of the houses and they were built all in the same time. Then, my experience as far as the construction/structural part of the house is little , plus I have been only few years in Florida and have not seen enough homes to make any statements, I am for now making lots of phone calls. Once I master that , I will definitely be looking to increase my experience as far as materials , construction process and so on. And Yes, I do use Deal Machine for driving for dollars. I am ,also , going to try some of the paid services for leads. The main goal is to become a deal finder, everything will just follow in line. And , Yes, I am, also, looking to keep the best and sell the rest.

Signed 4 more land contracts.

I have a total of 6 land contracts in the last few weeks and it feels great. While this is for the company I work with , is still that feeling of accomplishment. Waiting on the 1st house purchase agreement to be signed by the seller, can't wait.

Direct Mail

I am planning to start the direct mail. Any advices on what companies to use ?! Also , is anyone doing handwritten letters when only jumpstarting , just to be cost effective ?!

Building Rapport with Sellers is important

The current house I got under contract,I built a very good rapport with the seller and when visiting the property, I saw 2 cars in the garage with very low mileage for the age, that needed some love. I asked the seller and I was able to buy both cars for 50% of retail. As a result , I will sell one and keep one in a family. It's nice to have a BONUS !!!
