Had someone who has buyers for one of our deals send me the following message so I figured I’d share the scenario and my response since all of us will have this happen. Let me know if this helps: Potential JV: Hey, I have a couple buyers looking at it. At 60K it’s a bit tight for them based on the scope. Where do you realistically need to be to get it sold quickly? My response: “Appreciate you reaching out! We've actually got a few buyers circling this one already, so we're not in a position to move much on price. We're at $60k — the numbers work for the right buyer who knows the market. That said, if your buyers are serious and can close fast, I'd hate for them to miss out so have them make their highest and best asap”

Punch the Renovation Complete
If it isn't taped, it isn't fixed! 🔵 Creating a "Punch List"—the final checklist of small tasks that need to be tackled before a project is officially complete. Why the blue tape? It’s a clear, non-damaging way to signal to the crew exactly where the finishing touches are needed. It’s all about clear communication and high standards. Once a contractor say he’s done it’s officially at the Punch List stage! Before the contractors pack up, we do a final sweep of the entire renovation. If we see a scuff, a gap, or a snag, it gets a piece of blue tape. It might look like the house has the measles for a day or two, but it’s the only way to ensure 100% completion on a rental/flip renovation projects.
