6th Wholesale Closed using X-leads 🚀
I’m excited to share that I just closed on my 6th wholesale deal last week! 🙌 This one came directly from cold calling, proof that consistency really does pay off. 📞🔥 I met with the seller and quickly realized they simply wanted a hassle-free way to walk away from the property. It needed work, and they didn’t want to deal with repairs. I took the time to show them how I arrived at my offer, explained the different ways I’d make money from the deal, and even broke down how they could do it if they wanted to. In the end, they chose the easiest route selling to me. I kept the communication clear, set expectations every step of the way, and made sure they felt comfortable through the process. Closing day went smooth, and the seller was happy. That’s what it’s all about. ☺️ On to the next one! 💪

SMS Text Blasting
I was very excited today to see that my first SMS campaign reached my leads and that they responded. Very exciting feeling and small accomplishment. At one point because of the hurdles I had to overcome getting my A2P approval I thought this kind of marketing was out of reach for me. Cold Calling and SMS...Next is the Email Offer Generator that I've got to learn and implement.

2nd Wholesale Closed Last Week...
I'm new here but just closed on my 2nd wholesale last week. The lead came from a friend of mine who had seen on Facebook that I buy houses. (I need to definitely be more consistent about posting about once a day that I'm looking for houses to buy!!) I met with the seller and learned that they just wanted to be done with the house as they knew it needed work but didn't have the money to fix it up on their own. I showed them the math of how I was arriving at the offer price and explained the different ways I would be making money off of the deal. Also explained how they could do it too if they wanted to. In the end, they chose to sell it to me because it was the easiest route. I continued to communicate with them, setting up proper expectations about what was going to happen next. And they were happy at closing. ☺️

@Cyrus Poore He was a local investor in our area I've met through our local REI meetup. He likes to buy rentals and does so with cash. He's well known in our community and I like working with him.

Here’s the truth: mentor or not, YOU still have to put in the work. 🚀 If you learn best with step-by-step guidance (and can afford it), a mentor could be a game changer. @Shawn Pruitt Georgia has some good local REIA meetings to join. They can be amazing and you don't have to join just one of them. There are likely several options of local investor's meetings to join. But the biggest thing with the meetings is to make friends and ask how you can help them. Join local facebook investors groups too and watch who the big players are. Eventually, ask them what it is that they buy and where they like to buy at. Then go find them something. Make sure that they have the cash to actually close and that they're going to do what they say they will do. And if you develop a good friendship, you can ask them to help you through a deal that you have and offer to split it with them. Again, you're going to have to be sure you're choosing a good person to work with but they're in every group and it's usually somewhat easy to spot the show-off's and newbies. Look for people buying a lot of rentals as they might pay a little more for your deal than a flipper will. That's not always the case either, just some thoughts.

@Brad Pickett especially because they JV on deals you find to help you get it done right? If they do, then that's the hand holding people might want at the beginning to understand how it all works. Doing it this way is likely much cheaper than a mentor as well!
I cold called! Me: “say that again?”
I cold called today for 1 hour and there was one call I had I was like “what? Say that again “ if yall are struggling with calls… read this. I’m laughing😂 also weirded out and I’m not calling this person again. If you’re struggling with cold calls some aren’t all hang ups some just on crack or a crack house. I called this lady and she had a strong accent and I could tell she knew Spanish but kinda spoke English. I asked if she was selling her property. She goes who, what who are you what you say. Her language sounded a little broken but I tried so I asked again my name is… are you selling yada…. She says “you wanna sleep at my house?” I’m like huh what😂I’m confused and shocked but tryna not laugh I’m like did she just say that. I then said “what did you say?” She’s says “ you like wanna sleep at my house. I said “ I’m sorry what.” She says “Sure I don’t care or you saying I sleep at your house” I was like did I just call a hooker or crack house. And this lady kept rambling on and on I’m like I gotta go. I hung up fast. I want nothing to do with you lady. who else crazy cold calls?💀😂
