Been making calls sending out texts but it’s seems as if doing this business with 0$ is extremely difficult now with all the systems that’s already in place, I’ve been in 3 different markets and pulled government lists (code violations, FSBO, and tax delinquencies) and I haven’t converted anything when I tried Richmond Va code violations I was only able to pull 532 leads within a 30 day time period with only 532 dials 6 answers and 0 lead’s at a 1% pickup rate. Any tips or anything would definitely be appreciated but tell me what you guys think.

Made 105 calls today! 3 inbound calls. All Not interested. Had 8 Pick ups! 4 hang ups. 1 Not Interested. 2 Wrong Numbers. 1 wanting to sell. Left 37 voicemails. Tried out a new call time today. Hit 11Am-12pm I was being to think I made the wrong choice and literally the last call of the hour. I said to myself "just one more" and now answer. I said it again on the second time someone answered. After chatting for a good min, Turns out this homeowner is a realtor who has multiple properties that she needs to get rid of but doesn't want to list them because they all need some repairs. She was driving, but we scheduled a phone appointment when she has the day off this next week. That seller I had an appointment with today is in lala land wanting wayy more what the property is even worth. Not including the repairs needed. Feeling like if I had more rapport built up with him things may have been different. Who knows.. most definitely something to work on.
