We just closed on the sale of a property in Upstate SC - This was a 3BR-2BA stick built home where we had all intentions of selling with seller finance. We ended up accepting an FHA offer at our full seller finance sale price. We price our SF deals with a 12% premium over our expected retail sale price. Luckily, the appraisal came in at our price - the deal closed on schedule - we returned our private lender funds and they asked to put the money back to work on the next deal PP: $84,000 w/ closing Feb 2025 Rehab: $40,000 (roughly $5k over budget) Seller Credit at Closing: $5,000 Finance/Holding/Closing Costs: $6,000 Sale Price: $199,900 w/ closing June 2025 Total Profit from Deal: $55,000

Rich Dad - Buying assets to pay for liabilities
One of my favorite take-aways from Rich Dad Poor Dad was the idea of acquiring assets with adequate cash flow to pay for your life "liabilities" I recently got a call to inform me that I'd be receiving an early payoff on a property I sold a while back. Now, I have the opportunity to place $30,000 to work for me. I have the following scenarios to choose from - can you calculate the return for each of the choices below A. Payoff my truck. Currently owe $20,000 at $600/mo and 5.5% interest rate B. Payoff a Private Money Loan 2nd that I used to buy out a business partner. Currently owe $12,500 at 15.0% interest. 17 payments of $866/mo remaining C. Reach out to a previous note seller to buy 48 payments of a note they hold. $30,000 for 48 payments of $1083.21. There is a $20/mo service fee that the holder pays.

Introduction
Hi all! Stoked to be apart of Jay's group. I have been investing in Real Estate for about 4 years. I started out wholesaling and quickly found an affinity for mobile homes. I have flipped, wrapped, rented and now developing land for new mobile homes. My wife and I are now buying co-living properties. We currently have 7 properties in GA, TX, and AL. Creative finance has always fascinated me as its such a problem solver and great way to scale and move with speed within the market. I am looking forward to learning more about Jay's process and have been a big fan of his creative mind/deals for years now. Let's link up and do some deals together!
