Which matters more to you today: monthly cash flow, equity growth, or simplicity?

I just deleted all of my social media from my phone that doesn’t align with my life direction. Skool and YT are all I’ve got left. You people are my online social network now.

Good afternoon all. Allow myself to introduce....myself.... Long time lurker and consumer of real estate knowledge with little application and the time has come. My wife, kids, and I are plunging in. I'm 50, wife, 3 kids, 2 in flight school, one we are trying to keep out of jail. Main goal is to set. our kids on a path to financial freedom through real estate and help ourselves a bit when we fully retire, passing things along to them. Already grateful for the community and look forward to being an active member.

Binder worked great. Don did a live Binder strategy with me on YouTube. I had just purchased a 4 unit building with existing tenants actually they were all family. So, Dion helped me create my binders and coach me on how to talk to them. I was super nervous about talking to them. I went and talked to them all in the same day. 3 of them went from $1000 to $1250 and the last one agreed to $1,350. I did tell them there will be continued raises each year until we get to market and they all agreed. Oh, I did tell them I will give you 3 months until the raise kicks in They were very happy about that. I did not tell them that is the law here 120 days because they have all lived there over 3 years.
