I'll second what Derick said above. Your best bet is YouTube but also be yourself. You want to buy the property, what questions do you have. Write them down and come up with your own unique script. There are lots of sellers out there to test your script. Revise and improve your script and you will find yourself busy buying properties! Good luck.
