Guys, a true story on business names 👇
I once read a lender's valuation report on one of our deals, and the valuer didn't like that our company name had the word "Club" in it, or "Sourcing". They're not fans of sourcers, deal sourcers or property clubs. That was only one valuer's opinion, but if one thinks it, others will too. So when you're picking your name, go for something that sounds more like an estate agent. For example, James Property Estate Agency rather than James Property Club. And remember, you can have trading names too. So don't stress if you've already set up your company. What names have you all gone for? Comment 👇 James

@Rofiqul Hoque yes something with property solutions works. We’re almost like ‘property brokers’ ha!
Stripe, PayPal, BACS…
Have you thought about how you'll accept payment for your sourcing fees? Stripe is the most common way. They take a fee on every payment, so you'll need to set it up and factor that into your numbers. Here's what that looks like on a sourcing fee: Stripe (UK card): 1.5% + 20p On £3,000, that's £45.20 On £6,000, that's £90.20 PayPal: 2.9% + 30p On £3,000, that's £87.30 On £6,000, that's £174.30 Bank transfer (BACS or Faster Payments): usually free, or close to it, with most business bank accounts. So for a big fee paid on completion, a simple invoice and a bank transfer is the cheapest option. However you’ll find some investors who may prefer a more secure way (e.g., stripe). We use stripe and BACS mostly! James

@Anne Hubbard also heard good things about Monzo.
Gumtree and FB marketplace
So I had a bit of a search yesterday after watching first lesson. Gumtree wasn’t so great but I found FB marketplace was a little better for my area. I’m sure this differs across the country. I do like th idea of getting into some groups and warm contacts.

Yeah I’ve found gumtree also not great at times. Did you also try OpenRent? Which areas of UK are you looking?
Couple of Queries
Morning all and Happy Friday. Just have a couple of questions so figured i would put them together. Has anyone been able to search for landlord properties for sale on Open Rent? Using the app I can only see the ability to search for rented properties and advertise the property to rent as a landlord? Also, im not on Facebook. I have an old dormant account in my own name. But should I create a new account under my business name or reopen / create an account in my own name? Thanks

@Carlos Ibbotson yep exactly this. You could either approach them to sell it, instead of them having it stood vacant for rent.
Commercial property
Does anyone think that if its worth looking at commercial properties as well as normal properties and do you think theirs any value in it...

Of course, commercials are great! But start with a niche. Get good at spotting commercials, or social housing deals, or student HMOs. Then expand into other areas once you’re good at one thing
