🚨 New Texas Law Update – SB 140 🚨
Texas has just tightened its telemarketing regulations. Here’s what businesses need to know: 📞 Lawful sales calls can only be made: - Weekdays & Saturdays: 9 a.m. – 9 p.m. - Sundays: 12 p.m. (noon) – 9 p.m. 💬 These restrictions apply not only to phone calls but also to certain digital outreach, including text messages. ❌ Contacting consumers outside these windows is now considered unlawful under SB 140. ⚖️ Bottom line: Businesses need to adjust their outreach strategies to stay compliant — and consumers can enjoy stronger protections from unwanted calls and texts.

What about Post Card Marketing I just got into doing this for my other businesses. You could target these people by getting their address and send them a giant post card with your message.

I was talking about using it with skip tracing so it goes directly to the owners of the properties.
🚀 New Drop in the Classroom: Rental Projection Template
Big news 👇 I just added a powerful new resource to the classroom — the Rental Projection Template. This tool lets you comp out homes on the market with short-term rental data and hand those projections to realtors. It’s a game-changer: instead of cold calling, you can show value first and start building realtor relationships that lead to referrals. That means you’ll need to participate in the community to unlock it. The easiest way? 1. Watch the Welcome Video in the classroom. 2. Create your intro post: share your name, where you’re from, and your goals in cohosting. Once you do that, you’ll start leveling up and get closer to unlocking this template. ⚡ Don’t miss out — the people who use this are going to have a serious edge.

I think explaining a run down of start to finish of a co host from skip trace to initial contract to daily tasks to first time renting to what to do when a renter is in home to what to do when a renter leaves and you have to get it ready for the next renters. to who to get in your contacts so you can run a co host smoothly.
