Am I the only person that feels this business is becoming over saturated?
Been making calls sending out texts but it’s seems as if doing this business with 0$ is extremely difficult now with all the systems that’s already in place, I’ve been in 3 different markets and pulled government lists (code violations, FSBO, and tax delinquencies) and I haven’t converted anything when I tried Richmond Va code violations I was only able to pull 532 leads within a 30 day time period with only 532 dials 6 answers and 0 lead’s at a 1% pickup rate. Any tips or anything would definitely be appreciated but tell me what you guys think.

There's always challenges. We got to make our own opportunity! Our business is cranking out 200 to 300k a month. We're doing better than ever in the hardest market we've ever seen. There's always a way.

You can reach out to Asset Based Lending, pay a one time fee of $50 I believe it is and then get unlimited POF letter (That are real). Just tell them you're a flipper starting out and you want to make some offers on some properties.

@Rafael Nascimento Nice - it's a great machine to produce cash flow and deals. And you learn a hell of a lot of skills along the way. When you scale big enough it becomes less about wholesale and more about just understanding how to run a business which has been the most valuable thing for me. The skills I have developed

GOOID MORNING! On my 3000 mile trip over the entire length of the state and back and forth across from one side to the other I found 2 teardown properties and 2 or 3 other high potential properties.. What an experience!

And now that you're aware of these ugly houses, you'll be amazed at how many you see in your hometown that you never saw before. Funny how our brain works like that.
