You can reach out to Asset Based Lending, pay a one time fee of $50 I believe it is and then get unlimited POF letter (That are real). Just tell them you're a flipper starting out and you want to make some offers on some properties.

@Rafael Nascimento Nice - it's a great machine to produce cash flow and deals. And you learn a hell of a lot of skills along the way. When you scale big enough it becomes less about wholesale and more about just understanding how to run a business which has been the most valuable thing for me. The skills I have developed

How to Stop High Intent Property Leads From Going Cold Before You Even Call Them
Hi all. I've been thinking a lot about this lately after someone in this group asked how to work a large list of sellers without losing track of them. The problem isn't always volume. It's that the process gets disorganised and leads go cold before you've even followed up properly. Here's a simple system that should fix it: 1. Use Nimbus Maps or PropertyData to filter motivated sellers — properties sitting 60-90+ days on market are your highest intent leads. 2. Skip trace the leads using BatchData, REISkip or PrimeTracers 3. Export the list and have it flow automatically into a Google Sheet or CRM so every lead is tracked in one place. 4. Set up automated reminders and a follow-up sequence so no lead sits too long without a call, text or email. Most deals come after the 7th or 10th touchpoint. Almost nobody gets there manually. Automate the follow-up and you'll get more from the list you already have. Happy to chat through it if anyone wants a walkthrough 🙏

100%. Having drip campaigns (automated messaging sequences) keep all of our leads from falling through the cracks. Having them for different situations too, like: - cold leads - warm leads - hot leads - leads that just hit your system - etc.

@Travis Pace No, most CRM's have one built in. AI isn't needed however Claude cowork I believe could do it.

This deal marks my first-ever virtual deal, and it was completed without me ever having to step foot in the property. It’s a big milestone in my journey and a real sign of growth. Everything about this deal lined up almost perfectly. The seller lived out of state and already had a lockbox installed, which made access easy. Since the property had previously been used as an Airbnb, there were already quality photos online, allowing me to market it immediately. Because of strong rapport building, I was able to lock the deal up on the first day of our conversation. That just shows how important speed is in this business. If I had hesitated, someone else would’ve taken it. One key lesson in this business is to stay in constant communication with your seller after the contract is signed. You never know who else is trying to step in behind you and talk them out of the deal. During the contract period, the seller told me he was receiving multiple offers, with some even being higher than mine. But because of the trust we built, he stayed committed and saw the deal through with me to closing. Every deal teaches you something. Whether you win or lose, take those lessons and add them to your toolkit so the next deal runs even smoother. No matter where you are in your journey, DON'T STOP THE MOMENTUM!
