This week had some ups and downs. Here what I want to share with you: - Wins - Lessons - Resources Wins: - Started the month with one new contract from last week’s contact. - Seller called back on Saturday agreeing on terms for two homes to flip over the summer. - Funded a couple of loans and paid off outstanding private money lenders with a refinance. Lessons: - Need to ensure the call center is consistently paid to avoid disruptions. This week, our credit card wouldn’t process payments, so the call center didn’t get paid, resulting in one of our lowest-producing weeks of the year. - Improve follow-up to avoid losing out to other investors. We had three offers rejected because another investor outmaneuvered us due to our lack of follow-up. This emphasizes the need for better communication and persistence in our acquisition process. Resources: - Loving the Deal Machine app for adding leads (DM me for sign-up). All in all this month is starting off slow but the holiday and credit card issue didn't help! Bright side was we got the cybertruck back and wrapped!

@Mionshelela Bradley Or you can get a different more simple contract in https://investorstitleservicesllc.com and where it says "Ready To Upload Your Contract? Click Here!" They have the Seller and Buyer agreement and then the agreement for you to assign.

$10 E-Signature Platform
I personally use google workspace because it’s $10 a month which is cheaper than the other ones. What’s great is that it’s on google docs and most people are comfortable using google docs rather fill in the boxes and it’s much more easier to edit.

@Mionshelela Bradley $10 a month because of the Google Workspace Plan and the e-signature comes with it. They say it’s no-cost but I use Google Workspace for e-signatures now you can use other features with Google Workspace. Hopefully this is helpful

What's the best way you have found a Fix N' Flip opportunity?
I have mostly been finding my flips on market but have gotten a few good ones from wholesalers. i have a few people I'm working on that are off-market but most of them are not ready to move yet so they're just sitting in my pipeline I got these people from word of mouth and just having random conversations at church events and at the store. what has worked best for you?

Off Market is your best bet and be wary on any due diligence, it's a responsibility.
Fill this post with methods of finding leads
1. Public Records (Lis Pendens, Private, Liens/Court Docs, Judgements, etc… 2. Google Maps looking for vacant/distressed looking properties. 3. propwire.com leads 4. Reverse Driving for Dollars 5. Paid Lists 6. Garage sales (maybe they’re moving out?) Anyone that has more please share, thank you.

@Ashley De La Torre Yes exactly, I had so many clicks and people that were interested once I uploaded my first under contract which is a Sub-To. The only thing is that the Seller is delaying and until now he says he can this week. Hopefully he does what he says.
