City development office added another 15’ set back because of my flex project
I am doing a flex project and when I started doing my due diligence. The city stated that I can build 40’ wide building. I submitted the plans for the building permit. They changed the set back from 5 feet on the side yard property line to 25’ on left side and 10’ on right side. I had to change the building design in-order to fit within the set backs. The new building is 100’x22’x18’. The larger warehouse structure is what I had to change from. I am resubmitting next week so I’ll keep you informed until I receive the building permit.

Recap -> Quarterly Market Insight Call
Vacancy looks high. Is it really? This quarter’s market insights call goes through the national numbers on supply, rents, and sale prices, and what they mean for owners, developers, and anyone raising capital right now. You’ll also hear the playbook for unit size, clear height, and pricing, plus a few hard-won lessons from the field on tenant mix, equity, and getting ready to exit. If you build, buy, or lease small bay, watch this one before you make your next move. Thanks @Cody Payne

When he said that the condo market is slowing because of interest rates. I noticed locally the prices are dropping. There is a flex condo park where units were priced at about $120/ sqft. Now they are selling around $100/sqft. One owner has their unit priced at $80k.
Allow me to introduce myself.
My name is Henry. I am a residential home builder in South Carolina. Transitioning to small bay developer. Glad to be in the group. I was at the Flex connect event in Houston and learned a lot.
Lincoln Ridge business park
Completed phase 1 at our McKinney project last week. Fully leased phase 1 and phase 2. Pouring phase 2 concrete in two weeks. This is our medium-higher grade flex. Not retail but not economy. Fully welded engineered metal buildings. @Scott Berni
