First Deal Locked Down
I DID IT!! I got my first Bay Area contract signed last night! 4 months and 1 week later after starting on my journey!! I am over the moon. This business continues to teach me to be patient and to build strong relationships with sellers. Don't ever treat a deal as a transaction. The vacant home was in a fire about 4 years ago and caused a lot of stress for the heir/trustee. I helped the seller by having empathy and making sure that he was comfortable with every step of the process and being flexible with the agreement. Here are the numbers if you are interested: SFH 3/1, 900 SF, and 6,400 SF Lot PP: $950k To Investor: $1.2M Rehab: $500k (+800 SF) ARV: $1.95M+ Now, I can't wait to close next month. How did I find? D4D, then used DM for address. Attempted door knock 2x to reach the seller, second time I got the seller and he had already talked to a bigger Bay Area investor/wholesaler. Met the seller 6 times to get this done. I even helped the seller wash his truck before signing. Whatever it takes!! I've been at this FT and this business requires one to be passionate and to have unrelenting focus. Since starting a handful of people suggested that I get licensed, but if I did then I wouldn't be able to focus on my goal: The First Deal! The most important deal of them ALL! 😂 For those of you reading this, you can do it! I have had some many different questions and asked people in this awesome community and have talked to a couple of people here and within my meetup network. Deal Update: I got my buyer contract signed today 9/11!!! I've been super pumped up today and ready to get my second, third, fourth..... After marketing the property to 45+ investors and having walk throughs, I quickly realized my list price was too high. My initial posted numbers here were inflated because I am a newb, but a successful newb! With that being said, I still came out on TOP! PP: $700k To Investor: $906k Rehab: $630k (+800 SF) ARV: $1.85M+ Even though @Ty M. was right about the pricing, I still got pretty close to the assignment fee. No hard feelings even though I "wasn't going to sell it and get my fee".

My seller is asking for a earnest money deposit that i don't have so do I back off the deal or do i get the earnest from my end buyer (still learning)
