Shifting Gears- 38 Years Licensed Agent
My background. Became a full time realtor in 1988 and retired my license in October 2025(thats 38 years licensed and 36 licensed active). Our family exited Canada and moved to Florida a few years ago. I could reinstate my license and be a Realtor again, but I would rather not. Now looking for new opportunities that are not tied to my location. To remain licensed 38 years was no easy task. I have seen and worked through the bottom of the market 5 times now, the ups and downs. As an agent, you are stuck in one market, Feast or Famine can be a reality. I got blindsided by the first few market collapses. This last market collapse I was more prepared for. - Integrity based, hard working, skill improvement was key. - Constantly Retooling to find what works better as the market cycles is a key to longevity in real estate. - I have heard of so many investors that blew up their portfolio in 2008 and now it’s happening again right now for those that are not prepared. This big paragraph is useful for understanding how I have been trained in team building and some of this could be integrated into wholesaling business. 15 time participant in a one 8 Week sales/ marketing and goal achievement training program. The plaques on my office wall were proof that out of 30+ agents that I could list the most and sell the most in that 8 weeks. It was a team focused Hotel Ballroom training for one full day every week for 8 weeks. Aprox 30 Realtors from different agencies would be split into 3 teams and for 8 weeks we’d blitz the market with activity. We’d meet back at the hotel ballroom for one day each week and collect stats. Message me if you want to know about the KPI’s we focused on. The Master trainer presents a new module each week as the 3 teams on our seperate boardroom tables would build the team bond, set personal goals that became the team total goal for the week and we’d commit to doing our part to beat the other teams. While implementing that module into our business.

A Cautionary Tale-Part 1
Hello! I've been in the land business about a year and a half. In 2025, I think I sold 8 properties total. All different markets, sales prices from 25k to over 200k. I sold two for a friend of mine in the business, and then my own deals were all self-listed. All of those, but one sold on Facebook Marketplace in less than 60 days. So naturally, I felt like I had things figured out on the Dispo side. When I joined Clay's community at the end of last year, my biggest bottleneck was consistency in acquisitions, and so that became my focus. With Clay and this community's help, I was able to hit my KPIs and started to see the consistency stretch over several months. However, as I started accumulating contracts, properties started sitting on the market, and I heard other operators saying similar things about DOM getting longer. Even still, we just got a little more aggressive with our listings and price drops, but didn't make any systematic changes. Obviously, this was not the right move. As credit card balances went up and bank balance went down.. I began questioning EVERYTHING. Do I even know how to value land, am I over paying for everything and that's why I am winning contracts, should I have just stayed in my w2???? And so many more questions!!!! The biggest one being, should I shut this thing down altogether?! Well, I have enough equity in my inventory and leads in my pipeline... I couldn't wrap my head around that either! Fast forward through a couple of weeks of painstaking broker outreach, I now have everything listed on the market now with agents. Since listing with agents, I got a full cash price offer, which I accepted. We had four or five showings over this last weekend on another property, and then I just counter-offered an offer on a property that I haven't had a reasonable offer for in 180 days. All of this happened within the first week of listing with agents!! Long story still long, I learned some valuable takeaways. First, I do know how to comp and I do know how to buy land that people want at a price that makes sense for all of us. 2: if you're paying for coaching from someone that has the kind of success you want, then do what you're told!😂 And 3, this can be a lonely business but it doesn't have to be... so lean into this community! There's a ton of ballers in here in all phases of the business and it only makes us all better, the more we are able to share ideas and experiences.

Thanks for sharing. As a former agent of over 35 years, I know that a good agent is worth the expense. It was very rare that my customer could sell for more and net more without me. The part of the real estate cycle I love the most is when for sale by owners would have their house advertised for a few weeks or a month at a price- I come in and say: I will get you that price and I add my fee on top so that it doesn’t cost you anything - they look at me sideways- most trusted me - it was very rare that I had to cut my fee to get them their NET. I just have one question to start :) Maybe it’s a combo question. Are you self funding and purchasing all these properties?

Why won't my deals close?

Having been a realtor forever- one of the more sure ways to do a deal and do more deals is to control both ends.For instance- find one or more buyers before for a certain product before you go looking for property. My 2nd way to build that buyer list in the active area would be to go into Facebook advertising group for that area - real estate investor groups etc and create a post for the type of land that has the most available or the most interesting or ? You could create a few example ads to test response. As a realtor in hot market- I would say Sorry you missed out on that one- do you mind if I contact you with the next one? Ok, to get on my list I just need a few details from you and then you qualify them. Are they ready , willing and able? Or are they just a realtor looking for a listing lead(to sell it- give them an authority to sell if you don’t want a Novation Listing). here I thought I would just share a few details- should I keep going ? Give me a like and I will give some more details and way #1 to find the area you benefit easier working.
