***DON'T MAKE THIS BIG MISTAKE*** From a 2nd deal, the Owner "pitched" me an 11 acres Land deal to find her an Investor/Buyer... EXCITED...I began looking AND FOUND a BUYER..... BUT what I did NOT do was "GET THE LAND DEAL UNDER CONTRACT" (it was verbal).....WELLLLL, when I informed the Seller I had a buyer (TODAY), she said "I actually just got a contact YESTERDAY"..... 😭😭😭 ***DON'T LOSE A DEAL BY NOT LOCKING IT UP, FIRST".....HARD LESSON LEARNED 💔😭....BUT I PRAY & PRESS AND KEEP GOING TO FIND MY NEXT !!!! Hey y'all.... FOLLOW-UP on old potential deals/Sellers. 1 Year later after the Seller told me her niece was going to live in the house....NOPE !!! I simply asked her about the property.....THIS became my 2nd Deal. Closed December 2025. Assignment Fee $5,000. NOW, she said she has another house and 11 acres... Wants me to find a Buyer/Investor. THANK YOU @Zach Ginn and @Rick Ginn so very much for ALL of your teaching, training and TRUTH. I am a single Mom... Got "released" from my job ($67k salary)... STILL looking for another J.O.B... And NOTHING has come through yet BUT .... GOT A wholesale deal CLOSED. Now, I can pay my DELINQUENT Mortgage, Car payment, Electric , Water, and but my (14y/o) daughter something for Christmas. Zach and Rick, you guys are CHANGING and IMPACTING LIVES MORE THAN YOU KNOW IT..... TODAY, I'm in RALEIGH (Christmas visit to my sister's) DRIVING 4 DOLLARS!!!!! PRAISE GOD 🙌 🙏 💯

I want to encourage ppl here. I want to thank God for helping me. I work two jobs so I don’t have as much time as I would like to do the wholesaling. I felt like I’ve been stuck from month not getting anywhere. And I was driving and I saw a for FSBO sign i called no answer for like two days. I called again no answer left a text and a VM. He called me the following day. He said he wanted 86k for this property and with how small it was and needs almost a full gut it’s not going to work at that price. Due to Arv maybe 128k but this property had a big enough lot to split it up to make another lot. I knew that lot was worth 40k so contracted a builder and he said he would take it for 75k with the house and I got it under contract for 70k.

I just closed on these 4 properties in Indiana yesterday‼️🤝 Glad to help the seller before Christmas!...These are going to be rentals but all will need full rehab! This is the best month I've ever had in business and still looking at 2 more to close nearing 30k profit for December‼️❤️ Thank you Lord Jesus again for everything!
