Closed one in Westland this week from an inbound Google Business Profile lead! 📍 A few takeaways from this one: 1️⃣ Westland has a pretty specific certificate of occupancy process. It wasn’t just some simple signoff — it involved a city inspection, and the buyer had to sign a waiver accepting the repairs. Definitely one of those things that can slow a deal down or kill it if you’re not ready for it. 2️⃣ We found the buyer through a Westland Facebook group and reached out with the actual details and need-to-knows: a.) how to access the property b.) possession c.) closing date We didn’t mass blast it out, and we didn’t sound like AI with the “hello, my name is ___” stuff. Cmon, be a human lol 3️⃣ The buyer never left EMD… which honestly made me nervous the whole time 😅 not my favorite way to do business. He did go to the city and get the certificate of occupancy (CoO) handled, so it seemed like he had real time invested. We still closed in 10 days! ✅ Everything worked out, but I also don’t want to fall into bad habits with buyers and EMD. WWYD? 🤔 Press harder for EMD no matter what? Or if a buyer is already taking action in the right direction, would you let it ride in this market? Big lesson for us: local knowledge matters, specific outreach still works, and virtual wholesaling can absolutely be done. 🔥 Always great to hit a closing day together! 🤓 💪🏻💪🏾
