Pro Tip: Always add 20% to your repair estimate as a safety buffer. Let’s break it down with an example: 💰 ARV: $200,000 📉 70% of ARV: $140,000 🔨 Repairs: $40,000 + 20% ($8,000) = $48,000 💼 Your Fee: $10,000 Maximum Offer: $140,000 - $48,000 - $10,000 = $82,000 It’s that simple!
