Quick EMD request
Just submitted an EMD request for a property in Boca Raton, FL. Wholesaler asked for funding asap and I told him usually we need at least a week to get paperwork in place. I told him I would see how fast EMD can be funded then he can go ahead and get the contract signed. Posting this here to give you a heads up @Paul Brown. Not trying to rush anything, just being mindful of your process. Thank you!
Double close or something else
Connected with a borrower who said she wants to double close but I thought maybe there's a better solution. I just need help thinking through it. Location: Huntsville, AL End goal: Co-living 8 beds (4 bed house) PP: $200k ARV: 290k Wholesale to her company: $245k Rehab: $15k Lender will lend on 90% of $260k: $234k 30-year mortgage @ 6.3% The reason why she was thinking to double-close to her own LLC is to show proof of funds to her lender for the mortgage. This structure feels kind of messy but maybe that's my ignorance. Open to thoughts and other solutions. Thank you.

@Paul Brown I just spoke to her. Sounds like Echo Funding will accomplish the goal. I don't see an echo request on the website. Which option should she select on the website to complete an Echo funding request?

Stack deal experience
I have a potential borrower on a stack method deal. He’s run into issues before closing on rv parks bc the lender wants to see 1-3 closings experience on rv parks. Do our lenders have these requirements?

@Paul Brown thank you @Justin Pilakka and Paul. I thought of this too so I can definitely tell him. Does that mean in order for his deal to qualify for stack funding he would need to partner up with someone experienced? I’m looking to a little help on some of the language to convey. Thank you guys.
