I wanted to take some time this morning to share what I believe is an effective approach and delivery when reaching out to a potential client. Attached below is an example from just the other day. I originally saw her post and reached out, but didn’t get a reply — because, honestly, it was a poor approach on my part. After doing a bit more research, I realized she was someone I genuinely wanted to work with. I readjusted and went back to the post, asked a few thoughtful questions, and provided a bit of value — something she didn’t already have. I also explained that I was looking to build a partnership, not just fund a single deal. I was excited when I received a response (no one else received a reply from her, despite 18 comments). Things went well from there, and I followed up with another message. We ended up hopping on a call to discuss what working together would look like, and she should be submitting a deal this week. As we closed out last year and move into this year, outreach has been a major focus for me. Please feel free to comment on this post if you have any questions so the community has something to reference moving forward.

@Joseph Giglio got it. Thank you for clarifying. I guess I was asking about the step before your initial comment. Did she post a deal and then you made your first comment? I’m only asking to gain perspective on how other people might be identifying a post worth engaging with a potential borrower?

@Joseph Giglio got it ok. I see those all the time. Always great to learn what others are doing. Thank you!
Hello! My name is Yadriel
I’m from DFW TX & decided to begin investing in real estate early December. I’m glad to have found this group and look forward to learn the deal flow of transactional lending. Away from work, I like to show my toddler new activities along with my wife. Loving the dad life. Definitely an early bird

Great to connect Sarah! What state are you in?
Pace is Preaching ... DEAL FLOW right now.
YT link for Pace's Zoom this morning https://www.youtube.com/watch?v=FPdG3zH9nic This is the focus of this community and so much of what he's already said is perfectly on point for what we are doing in here. If you can watch this, it might be worth it. We might cover a few of the points on our Wednesday call.

@Cheryll Trower is an eNotary (Remote Online Notary) and can help if you ever need documents notarized for deals (including ones we’re funding). I share this because we use notary services for real estate investing and funding activities, so we though many of you might as well. She uses BlueNotary with standard ID/KBA verification, and feel free to connect with Cheryll directly to learn more if you need this kind of support.
