First Probate Lead
Hoping to find someone that is willing to coach me through my first probate lead. Also to JV in Knoxville area. Haven’t set appointment to look at house yet, tentative this weekend. I wanted to run through some initial things that I need to be aware of and questions to ask.

@Linda Ellis I believe he is the only one listed, no other heirs but will double check. Probate has been filed in April. He is the PR. Not sure of will. Preliminary investigation on my part seems no mortgage and no easily found liens. Property should be vacant. Has not been appraised. The gentleman is very nice but very hard to understand. Trying to meet with him this weekend and I am planning on just having a convo. Not even sure if he has keys to get in to the property.

Purchasing a home that just went into probate
Do individual towns and or states require a specific form to be completed for the PR/executor to sell the home out of probate? I want to make certain I completely understand this before picking up the phone to call my prospect back. I appreciate any guidance here as I want to make this as seamless as possible for my seller.

I think whatever title company you plan on using should be able to answer that. I know mine did in my area.

@John AmirY Do you send to the PR if they appear to be a spouse? Or, is there just so much info that it isn't necessarily checked.

Doubling down on Probates
The usual channels are not working out for me (code violations, D4D) for various reasons so I’m doubling down and all in on probates. I’ve got the letters written, I’ve got a title company lined up, I’ve got a VA to do warm calls a week or 2 after the letters hit. All you probate masters, what am I missing and who can I contact when I need help LOL
