Hi all!! I’m in Charlotte NC. Found my cash buyers on FB and talked to them personally and they are anxiously waiting for my deal. I’m using Propstream to find distressed owners within 10 miles of Charlotte and have reached out to at least 50 so far with no response. I know I need 100 to possible 1 deal but no one is contacting me back. It’s like finding a needle in a haystack!

Totally hear you! Charlotte is a hot market, but getting distressed owners to respond can feel like pulling teeth. Propstream sort of things are great for data, but the response rate on cold outreach is always low. In my experience. Reaching out to 50 with no replies is actually pretty normal. Most of the time it takes consistent touches before anyone engages. What’s helped me in the Carolinas is mixing up the approach: - Stacked lists. Absentee + pre‑foreclosure + tax delinquent gets way better response than single‑category lists. - Multiple contact attempts. Call, text, then a simple voicemail. People respond on the second or third touch more than the first. - Driving for dollars. Charlotte has tons of hidden opportunities you won’t see in data. - Skip tracing alternatives. Sometimes Propstream numbers are outdated; using a second skip source can make a big difference. - And you’re right! it really is a needle‑in‑a‑haystack game. But once you get that first distressed seller to respond, everything opens up. You already did the hardest part by finding real buyers who are ready to move. Now it’s just about getting enough volume in your pipeline for the numbers to work. You’re on the right track! keep pushing. Charlotte absolutely has deals, they just take persistence.

Dallas Tx , 3 jv deals successfully closed. Im working on D2S contracts but im no longer interested in working in My backyard market..because its hard to comp properties with tx being a non disclosure state .. Im already apart of a paid mentorship..mostly my problem has been lead generation and figuring out what market i want to work in

Congrats on closing those JV deals. That alone shows you know how to execute. And yeah, I totally get stepping away from your backyard market. Texas is tough when it comes to comps. Being a non‑disclosure state makes everything feel like guesswork unless you’ve got MLS access or a tight buyer network feeding you real numbers. Lead generation and picking a market are honestly the two biggest hurdles for most people. What helped me was choosing a market where the data is clean, buyers are active, and the price points make sense for quick assignments. Once you lock in a market you actually like working, lead gen gets way easier because you’re not second‑guessing every comp or every offer. You’re already doing the right thing by looking outside your backyard, sometimes that’s exactly what opens everything up.

Flip Fam, this one goes to Sarah Hardy. Tuesday she brought a raw phone number to the room asking for cash buyers, no address, no property attached. I asked her to bring the property with it, and she did exactly that. By Thursday morning she had it, a Lake Placid FL land lead next to a shopping center and a highway, with the seller's own contact in hand rather than a listing agent's. When asked who actually holds the contract, she told me straight, and instead of moving on it herself, she is holding the whole thing for a full evaluation on tonight's call. That is the part worth copying. A real lead with a real address beats a phone number every time, and knowing exactly who controls a property before you do anything else keeps a deal from turning into a mess later. Sarah, thank you @Sarah Hardy. Bring the whole picture to the call tonight and raise your hand so we can work it out loud. Everybody else, that is how you earn this. Get specific, and let the numbers wait until they are checked.
