Tax efficiency with notes
Is there any form of tax advantages with notes? I haven’t seen anything important there is but perhaps it’s just something I’ve missed. Thank you for all feedback in advanced 😄

@Nathan Trenery I primarily invest inside self directed retirement accounts. This is the way I have saved on taxes.

@Nathan Trenery You are still young! I would look at a dual strategy. Maximize your earned income to an efficient level. Try you best to stay in the tax bracket that allows you to meet your financial obligations, save, and max out your tax advantaged accounts. Once you do this, you can then position all future deals in a given year in the longer term bucket. So if you hit your goals by the middle of the year, all the other deals you setup to be long term investments that create future revenue streams. I have designed my real estate portfolio with a mix of fix and flip properties, rentals and notes. Fix and flip is money today, rentals are a tax hedge/slow money and notes are money for 10+ years from now.

Sourcing Deals for Note Creation
Hey everyone, my name is Maya Rivers. I'm excited to be here and learn from this high-level group. My expertise is on the front-end of the business: I'm an acquisitions specialist who sources distressed, off-market properties (both SFR and multi-family). I understand that the best performing notes are often created from clean, rehabbed assets. My goal is to find the raw materials for that process—the ugly houses that can be acquired at a deep discount, creating a perfect equity position for a note creation play. I'm looking to build JV partnerships with investors who see the value in this pipeline. I find the deal, you take it down and create the note. real estate data & analytics platforms
i used to have propstream, but now I use batchleads. propstream bought batchleads this year, so we'll see how that goes there are many other comparable tools - dealmachine - rei blackbook - etc heck, we can even include the MLS and RPR. do you use such a tool for your notes biz? if so, which one and why? i use batchleads b/c i find the quality of data is not that bad for what i do as an investor but i never considered which tool would be good for notes would love to hear what others are using

I use propstream for physical real estate searches. For notes, its all about relationships. You can find notes on sites like Paperstac but they wont be as good as the ones you find in communities like this one.
