My first thought went to the $750k mark. That number keeps the seller in a tax happy way...no capital gains. I also would suggest $20k needed to compensate the agent. Need a reserve ...not sure how much $ Take over the low interest loan of 3% Maybe a bit extra to upgrade the units to be able to bring up the monthly income. Pocket $10k for the deal
