Curious — what kind of deals are you working on these days?” Then, if they ask what you do, you can follow up with: “I help wholesalers and buyers close more deals through transactional funding EMDs, double closes, and similar structures. Do you know anyone who might benefit from having access to these funds? I also pay referral fees on closed deals.”
