Seeking Credit Partner
Hello Closing table, hope you are enjoying your weekend. I am seeking a Credit partner for a deal I'm working on in Texas. Credit partner must show at least $3k a month in gross revenue, with no debt and 620 min credit score. If the credit partner has monthly debt, then the gross income must be greater than $3k to keep the ratios balanced. Additional details will be shared if you or anyone you know might be interested. Credit partner will be compensated as well.

I was talking with an investor yesterday and she was looking for a credit partner. I'm unfamiliar with this partnership structure. She was trying to explain it to me, but sometime certain concepts take a minute to unveil itself. That's why being in communities like this is so beneficial.

I missed this one, l but the replay was good stuff! The conversation on JV agreements and Operating Agreement and having that discussion/interview with possible partners is important to ensure that your Business goals and personal compatibility align. It is essential to have that candid discussion about financial goals and expectation with potential partners before buying properties together. Outlining roles, determining strategy and management expectations, risk tolerances & establishing clear decision-making roles and processes, what to do in the event someone wants to be bought out documenting as much as possible to avoid misunderstanding and legal complications.
