Hello Closing table, hope you are enjoying your weekend. I am seeking a Credit partner for a deal I'm working on in Texas. Credit partner must show at least $3k a month in gross revenue, with no debt and 620 min credit score. If the credit partner has monthly debt, then the gross income must be greater than $3k to keep the ratios balanced. Additional details will be shared if you or anyone you know might be interested. Credit partner will be compensated as well.

HELP - JV anyone LEAD UNDER CONTRACT
Hey @everyone I have a lead I’ve been working with that is currently under contract, but I’m running into some issues getting the deal moving. I’m looking to wholesale the property. The seller is currently in foreclosure, with the upset bid deadline on 3/16, so I’m aware the timeline is very tight. There are a few additional details that make the situation a bit more complex, so it would likely be best to explain everything over the phone. I’m open to any ideas or guidance.

Need Encouragement
Hey @everyone I’m currently working toward closing my first deal and have been consistently at this for a few weeks. I’d really appreciate some feedback to make sure I’m heading in the right direction. If you have any encouragement or constructive advice, I’m open to it. Here’s what I’ve been doing so far: - I’ve pushed past my fear of cold calling and have contacted around 200 leads. It’s definitely been challenging. - I created my own lists by pulling boarded homes and housing violation lists from multiple counties, along with foreclosure data from my local county website. - Out of 200 contacts, I’ve only connected with about six actual homeowners, which feels low. From your experience, is that a typical connection rate? (I’m wondering whether the issue might be the skip tracing quality.) - I was using XLeads for pulling lists and skip tracing. I’ve now switched to PropStream but didn’t purchase their skip tracing add-on yet because I’ve seen recommendations for Skip Matrix. - Skip Matrix can get expensive when pulling 1,000+ leads, so I’m weighing whether to use PropStream’s skip tracing instead. If you’ve used PropStream, DealMachine, or Skip Matrix, I’d appreciate your input on which you prefer and why. I’m currently using Mojo Single Dial for calling, and so far, I like the platform. Also, I’m not looking to hire a VA at this stage. I haven’t generated revenue yet, and I want to fully understand the process myself so that when I do scale, I can confidently lead and increase call volume strategically. Any feedback would be greatly appreciated.

Welcome to the group Filicity ! My quick two cents: From those 6 convos did any of them go anywhere ? Like did any sign a contract or did any agree to an appointment ? Also, your conversion rate depends on your marketing channel/Data source. So for example your conversion rate will vary if you are cold calling one list vs. stacked list vs. PPL vs. PPC vs. Post cards vs. SMS blasting etc. Same for the data , to your point your skip tracing provider can impact this , as well as your data source. I'm the president of the Free.99 club trust me lol. But you get what you pay for. Free data will get you a deal, however you may have to reach out to more people and the deal spread may not be big (Because of lack of motivation) . And lastly your sales skill is also a variable , depending on what you are saying on the phone that might impact your conversion as well.

@Filicity Blake I would have to agree with AJ, small sample size. 200-250 Leads called per day is my VA's minimum. Just as some type of benchmark for Cold outreach. skip tracing can be done for Free for 200 leads, TruPeople Search .
