Yesterday was a good day. 🙏
We had three deals close — two Double Closes and one Echo — totaling $14,750 in fees. Two of them had been delayed ⌛ multiple times over the last few weeks, so finally getting them done felt great. The other one was a quick “answer the call 📞 and fund immediately” type of deal with a borrower and title company we already know and trust. One double close took an extra day, but the other two deals went out and back in the same day — which always feels like a bonus win. If I’m honest… I mostly love seeing the capital come back home after each deal. 😁 This is one of my favorite things about transactional funding over "gap" funding. Heck, that it ever returns is a win. lol Grateful for the wins and sharing to make sure everyone knows these deals are out there and you will start tapping into them as you continue to be consistent.

A Quick Lesson From the 31 Deals We’re Juggling Right Now 👀📄
We’ve got 31 active deals moving through the pipeline at the moment — a mix of fast-paced ones and a bunch that are sitting in “hurry up and wait” mode. It’s not because we’re slow on our side. We’re checking in every day, and @Manoela Oliveira is an absolute rock star at keeping all the pieces moving 🙌 What slows things down is usually something small: 📌 Waiting on a missing document 📌 Borrower gets busy for a day or two 📌 Title drags their feet 📌 Someone simply forgets to reply Totally normal. This is the business. Here’s the big takeaway for anyone new to funding: Your job is to nudge things forward — kindly, consistently, and without letting deals fade into the background. Borrowers can get so busy with other things going on in their world that they forget about what needs to be done for the funding, and if it ends up too late, it could be a deal killer. Your gentle check-ins can keep the momentum going 🔄💬 This is the rhythm of deal flow. Stay steady, stay present, and help people get to the next step — that’s how deals actually close.

Such a good point! It’s easy to keep fighting the fires right in front of you, but we always need to be proactive with the other ones that are burning too! Congrats on the deals, would love to hear a split of the 31. How many are stack, emd, DC, echo, gap or any other breakdown?!

Wanted to say hello and introduce myself! I’m Dylan! (: Originally from Seattle WA (now in Dallas/Frisco), got into Real Estate in 2017 right out of high school doing Wholesaling and then began buying mobile home parks and RV parks and 2019. I’ve bought 13 parks across 4 different states, and went through all the mistakes, learning lessons, and growing pains of building a portfolio. I’ve been selling off my parks and recently pivoting all my focus and attention towards building and scaling a transactional lending business. I love relationships and doing deals!😆 I love anything Jesus and anything fun outdoors!! Whether that be a nice walk in nature, snowmobiling, surfing, fishing, golfing, or traveling!
