How does it work If I roll the cost of a new roof into the purchase price and request a seller credit for the new roof. Frank's other post made me think of this.
When i had an issue with the roof before buying they gave me a 20k seller credit, it didnt directly pay for the roof but significantly reduced my down payment needed for the property, so my balance after purchase went to a new roof
Hi Everyone, with Dion's video on when to sell. I was wondering if anyone had done what Coach Carson mentions with selling some properties to pay off others to become financially free? I think it could make sense going from working to free. What do you guys think of that strategy? How would you implement it?
I think it depends on what you're willing to do, to me it just makes sense to start house hacking, easiest way to get started and helpe lower your costs
I think it's good to self manage your first one to get a good feel of the process, I did that but could not wait to hire a property manager, started with a PM at 3 units
Deck, concrete, trees, all things that aren't really in the house and dont provide a ton of value cash flow wise, but could be costly to fix or remediate... I've had to handle all 3
