If they are using software I would request copies of all leases, lease amendments, tenant ledgers, rent roll, and property P&L. Those will tell their own story. Not always possible, but I would ask for a maintenance order report on each unit as well.,

I just look to see if I think I can get the property for the 1% rule, If it checks that box level 2 analysis is estimated gross rent- PITI and 20-30% or gross rent. If those numbers work then I will actually start looking into a more detailed numbers and not general estimates.

@Mitch Rykhoek I would have AI edit out the tree branch on the exterior front view photo and make that main photo. Change pet info to something like small pets negotiable with applicable screening and fees. Other than that it looks solid. For my own curiosity are people in your area paying $100/month pet rent?

These assets require maintenance and upkeep, plan accordingly.

I think you have to look at what it takes to stabilize an affordable property. Sometimes it’s worth it. sometimes not so much.
