Personal announcement.
It's a girl. She hasn't paid rent yet, but it looks like the eviction process is going to take a few more months. Drafting up the eviction papers for October 18. Apparently, part of this process includes another 18 years of free rent at my house..... Additionally, I also incur a pretty hefty bill for a wedding if some guy comes around offering her new housing when she's all grown up..... As landlord-tenant rules go she is getting a pretty sweet deal. In all seriousness, Danni and I could not be more excited. Getting a boy and a girl back to back is such a huge blessing. Christian

Congratulations!!! I have 2 boys and 1 girl. My oldest is 26 and my youngest is 12. If I could make 1 suggestion about parenting it would be to spend as much time with your kids as possible before they hit the mid-teens. They grow up way to fast and once they hit about 16 years you will wish you spent more time with them.

For me it's not just one thing...It's a little bit of everything. Right now I am mostly focusing on underwriting skillz so I can can some confidence and be comfortable when looking at deals.

I have been keeping my eyes on multifamily properties in the Tampa area. I have a good friend that lives there and has his own construction company. We have an investor friend and we are all pretty green to RE investing but we are educating ourselves and practicing our underwriting skills and getting confident and comfortable. We hope to have our 1st deal done by the end of the year! Small circle here but it's growing. I'll check out the link and book some time to chat. 👍
So I failed.... A while ago, I started a thread on our physical fitness.....
A little while back, I started a thread on physical fitness and accountability in this group. My target was just to post every day the activities that I was doing to track it. Immediately after that, I closed on two more deals and acquired another property management company and 100% failed to keep the thread going, which is on me. So I'm starting over. And I'll actually do it this time. Since we're a financial health page, I also think that's not worth as much if you don't have physical health. Here is what I am doing and tracking every single day. If you want to join me, you're more than welcome to. I'm just going to keep track of it here on this thread. 10,000 steps a day minimum every day. Lift weights every day. (Going for consistency, not intensity, so keeping this very general) Consume less than 2,000 calories per day but more than 1,500. Working theory: I will feel better and look better after doing this for the remainder of the year. I'll keep you posted.

I start my day by drinking an 8-oz cup of water with a tablespoon of olive oil combined with 1/2 a lemon squeezed into it with a pinch of salt, a pinch of cayenne pepper powder, and a pinch of ground cinnamon. I run 2 miles every day and do 100 pushups and 100 dips at the park by my house after taking my dog to the dog park. I have also recently started using an app called BetterMe that has built-in workouts and sends reminders to drink plenty of water and do my daily workout. It's worth checking out. I turned 48 in December last year and want to be in great shape when I hit 50. LFG!
