Comps for mixed use
I've been sent a property in South Yorks just outside of Barnsley, the town itself looks OK lots of shops on the high St etc. The property itself is on the High St and is comprised of 2 shops both owner occupied and turnover about £40k pa, after the shops there is accommodation... And lots of it! There are rooms everywhere out the back and also a brick building split into 'workshops', the rear backs onto a small side street and has quite a lot of space for cars and even a garden. Vendor wants £400k for the lot, it's all on one title and will all be vacant possession when they sell. Where do I even begin to start with this one, there are so many floor plans for different parts of it I can't even visualise what is where without printing them out 😂

Can anyone recommend a decent builder in South Wales, in particular around Swansea?

Happy Friday all! I'm really struggling with comparables for an off market opp I put an offer into and I'm calling for help please 😃 🙏 The comps are really varied so I'm unsure what to put plus there is one up for sale on the same street for £130K currently. Originally I had the GDV as £80K but now I reconsidering thinking it should be higher. The seller has been offered 64K by other companies and I have offered £39K plus £2K fixtures and fittings and 2K for his legal fees (the reason he is stalling is because he will be tied into a year exclusive agreement with this company) 40.5K refurb fee from builder. Hazelby Road, Creswell, WORKSOP, S80 4BB. 3 bed, 91sqm. Would appreciate to think what people think!

Hi Paige, I just looked at property engine and my opinion (no expert as you know but good for learning): On Welbeck Road number 80 sold for £84k at 69SqM terraced, downstairs is nice but looks like they didn't finish upstairs. 136 sold for £105k at 101SqM so slightly bigger and the place was done up quite nicely and end terrace. 150 sold for £70k but I think this should be discounted as it was an auction sale. There are also 2 others on Duke st and Duchess st that were sold around the same time just a little smaller. Looking at all the comps they all come in around the £1000 to £1100 per SqM. Given that, if you achieve a good finish you could achieve around £100k. The one on the same street is end terrace so you've got the rear access there which might get a slightly higher price but it's been on for 3 months now so could it be over priced? Be good to call the agent and see how much interest there's been in the property...

BRRR Question
What's the best metric on a BRRR? BMV or ROI? I got a property in Midlands, 3 bed terrace that looks like a death dungeon, I'd say it needs full refurb and about £25k. Vendor wants £75k for it and GDV is about £90k and should achieve around £900pcm. I've worked out if I offer £58k then I'll get a 27% ROI but BMV is only 11% Total money left in is £24500 but cashflow is £544 pcm, is this a good deal @Sam Joy

@Sam Joy Thanks Sam, if you want to have a look the postcode is WF11 0NS and let me know what you think? There is a brand new estate behind the road where similar SqM houses are going for about £220k rents about £1200pcm. The closest comp to mine is just down the road that sold for £90k a year ago in an OK state. Rent wise, I can't find anything let agreed nearby except a 2 bed flat which has gone for £750pcm so thinking I should be able to get £900pcm. Also just off M62 so may be good for SA @Kyle Morgan ??

Looks like ex local authority stock, property engine says moderate crime levels but not massive, other than that I've no idea of the area
